Pogoda Companies is doing its part to help in Michigan’s recent economic upswing with the sale of a Grand Blanc property and the purchase of another property in the attractive Ann Arbor market. National Storage Centers – Grand Blanc is a property that Pogoda has managed for the past 17 years until the owner decided to retire. In less than four months, Pogoda found a buyer for the 35,000 square foot facility which sits on 5+ acres and includes over 250 units and RV parking. The asking price was $975,000. “We had great success managing this property for the past 17 years, states Maurice Pogoda, President of Pogoda Companies. The economic growth in the Grand Blanc area is phenomenal. When we started managing it in 1995, the property was surrounded by cornfields. Now, there are shopping centers and every other conceivable type of development. It’s a great property with a lot of potential and we would have considered buying it but it is smaller than our standard sized store. So, we brokered it instead.” Utilizing 25 years of market and industry know-how, Pogoda has also capitalized on the market shift by adding another property to his portfolio this summer. The acquisition of the Stop N Lock VII on Plymouth Road in Ann Arbor was a very strategic purchase for Pogoda. “This is a distressed property that has long been neglected. We have five other properties in the Ann Arbor market and this one fills a gap in our coverage. Ann Arbor is one of Michigan’s strongest markets. It has consistently low unemployment rates and an upscale clientele supported by the growth engine that is the University of Michigan. We see this acquisition as another excellent opportunity to carry on our practice of buying strategically located properties that can benefit from our professional management.” Pogoda Companies will invest in the restoration of this facility bringing it up to par with National Storage Centers’ standards. Plans include adding climate controlled storage, painting, a complete office remodel and the addition of cameras and a security system. Lifts will be added for customer access to second floor spaces, the asphalt will be replaced and cosmetic touches like landscaping will also be completed. The 53,000 square foot facility has 550 units and is being converted and renamed National Storage Centers – Ann Arbor on PlymouthRoad.
