New Development & Openings

U-Haul
After acquiring a five-acre property in 2022, U-Haul has opened a new retail, moving, and self-storage center at 3742 Northpointe Drive in Zanesville, Ohio. U-Haul Moving & Storage of Zanesville is the 80 th U-Haul-owned and -operated facility in Ohio, and it replaces the company’s old store at 618 S. Pine Street. The four-story building offers 996 units, including heated units on the first floor and climate-controlled units on the other three floors. This
location also features a warehouse for up to 735 U-Box containers, truck and trailer rentals, a retail area, professional hitch instillation and towing accessories, covered load/unload bays, and green initiatives like the Take A Box, Leave A Box program. A propane refill station will be added in the near future.

Blue Mound 287 Self Storage
Fort Worth, Texas-based Blue Mound 287 Self Storage, which offers self-storage and vehicle storage, has expanded its offerings with “hobby shops” for hobbyists and entrepreneurs. Designed to promote the pursuit of passions or business growth, these ground-floor spaces are equipped with electricity, 24/7 access, and 10-by-12 roll-up doors. The hobby shops range in size, from 360 to 960 square feet. Blue Mound 287 Self Storage is managed by RDS Real Estate.

Jackson Main Architecture
A former retail location in Spokane, Wash., will be converted into self-storage. Following Burlington Coat Factory’s decision to move its business to an adjacent building, the company’s officials promptly submitted plans to convert its former two-story, 140,000-square-foot building into a self-storage facility with 926 units. The retail business at 5830 N. Division Street will move into the former Bed Bath & Beyond; it’s expected to cost about $1.1 million to renovate that space. The Spokane project was designed by Jackson Main Architecture.

Inland/Devon Self Storage

Inland Private Capital Corp. and Devon Self Storage, which are both part of The Inland Real Estate Group of Cos., have completed an 844-unit facility in Lubbock, Texas. The site at 2010 Avenue R formerly housed an AT&T processing center. The four-story, elevator-served facility features 85,300 net rentable square feet of climate-controlled storage space, as well as an exterior staging area that allows controlled access to elevators on each floor and drive-up unit capability.

Glencar

Glencar, a U.K.-based construction company, has been appointed by Big Yellow Self Storage to build a new 135,000-square-foot, six-story facility at Staples Corner in London. In addition to storage units, site plans include 400 square metres of flexible office space at the forefront that will be divided into rentable offices ranging in size from 10 to 20 square meters. It will comprise of a steel portal frame design with full façade cladding with concealed LED lighting and curtain walling. The project will also see the installation of an internal lightweight steel mezzanine structure, services, and full fit out works. The building’s green credentials targeting BREEAM Excellent and EPC A rating include a 200kwp solar PV array with EV chargers and battery storage. Construction is expected to be complete by the start of June 2026. This new landmark building replaces the current leasehold Big Yellow facility.

StorageMart

StorageMart recently opened a new self-storage facility on Wellington Road in Brighton, U.K. This state-of-the-art location was a historic site that the company converted to storage and restored with modern amenities. Once deemed the “Glass Palace of Industry,” the building had fallen into disrepair, serving as a car breakers yard. StorageMart purchased the site in 2021 and completed the transformation in November 2024. In addition to being restored to its former glory, the structure was enhanced with modern features like advanced video surveillance, energy-efficient lighting, and secure access control systems. They retained its saw-tooth roof design and repaired the concrete superstructure while incorporating green construction features like energy-efficient systems and making provisions for future EV charging stations and cargo bike storage. It offers 18,250 net rentable square feet through 179 storage units.

Boxville Self Storage
On Dec. 17, Boxville Storage will hold a ribbon-cutting ceremony for its newly constructed location at 807 Bookman Road in Elgin, S.C. The 78,200-square-foot facility, which offers Bluetooth and keypad access, online bill payment, after-hours assistance, and more, is managed by Absolute Storage Management.

Smart Space Self Storage

 

Smart Space Self Storage recently announced the grand opening of its new location in Garland, Texas. This Class-A facility was constructed by Advantage Construction, LLC; Advantage Storage will handle the management and operations of the site.

U-Haul
U-Haul Holding Company has acquired Arizona’s third tallest skyscrapers with the intention of making 20 E. Thomas Road in Midtown Phoenix the new headquarters for U-Haul International and other subsidiaries of the industry-leading organization. Purchase of The U-Haul Tower, as it will now be known, was finalized on Dec. 6. The 548,938-square-foot building reaches 25 floors and 397 feet; it was built in 1989. Kidder Mathews broker Ryan Eustice represented the buyer, and Cushman & Wakefield brokers Eric Wichterman, Chris Toci, and Mike Coover represented the seller in this transaction. U-Haul is one of Phoenix’s leading employers with 1,600 team members based at its Midtown Campus and more than 34,000 team members across its North American network.

U-Haul
U-Haul is opening its first retail, moving, and storage center at 131 S. Wesleyan Boulevard, an 8.59-acre site in Rocky Mount, N.C. U-Haul Moving & Storage of Rocky Mount, which serves both Nash and Edgecombe Counties, was previously the site of Rocky Mount Storage. The facility offers 457 climate-controlled units, truck and trailer rentals, boxes and moving supplies, and green initiatives like the Take A Box, Leave A Box program. In the future, customers will have access to outdoor drive-up storage units and U-Box portable containers.

LuxeLocker Storage
Benson Construction is serving as the general contractor in the construction of a LuxeLocker Storage facility at 14585 West El Sol in Goodyear, Ariz. They will break ground on the site on December 12. Forge Metal Buildings will supply and erect all steel for the 140,090-square-foot facility. Among its 206 units, 145 units with powered overhead doors, LED lighting, and 110V outlets will be available for rent. In addition, 61 luxury units will be sold as individually owned condominium units. Amenities at the gated property include a cutting-edge Avigilon security system, climate-controlled storage, a wash bay, on-site restrooms, an RV dump station, air compressor, and fresh water. The project is expected to open in January 2026. It will be LuxeLocker’s ninth property in the state and its third in the Valley.

Trez Capital
Trez Capital has provided a $12 million loan to Streams Development to develop a 952-unit facility in Duncan, S.C. The project, located at the northwest corner of Highway 290 and Shoals Road, spans 130,000 square feet. It will offer 101,650 net rentable square feet of climate-controlled storage and feature a state-of-the-art security system with keypad entry and an exterior surveillance system. It is slated to open in December 2025.

U-Haul

U-Haul has plans for a new retail, moving, and self-storage center on 2.5 acres in Oakland, Md. 

U-Haul Moving & Storage of Deep Creek Lake will have four stories and 980 units, as well as climate-controlled options and high-tech security features. Other offerings will include truck and trailer rentals, professional hitch installation and towing accessories, boxes and moving supplies, a covered loading bay, and propane sales. It is scheduled to open by January 2026.

The Feldman Companies
The Feldman Companies has opened a new self-storage facility in Florida dubbed Tamiami Storage. The recently completed ground-up development consists of four floors and 100,000 square feet. It has Extra Space Storage branding.

Buchanan Street Partners
Buchanan Street Partners recently acquired an Inland Empire medical office building on a two-acres site for $6.25 million. The firm will demolish the edifice to erect a four-story self-storage facility with 1,180 units. This is Buchanan Street’s fifth investment in the sector.

Go Store It Self Storage
Go Store It Self Storage has opened a new, state-of-the-art facility us at 1167 North Wabash Avenue on 6.5 acres in Redlands, Calif. Designed to meet the needs of the community, the 114,750-square-foot, 838-unit facility offers climate-controlled storage, gated entry, and wide drive aisles.

U-Haul

U-Haul has opened a new location in Biloxi, Miss., at 12011 Old Highway 67. U-Haul Moving & Storage of Biloxi offers 344 climate-controlled units. This is U-Haul first owned and operated store in Biloxi and the company’s 14th in Mississippi. 

In addition to high-tech security options, U-Haul of Biloxi offers a retail showroom; there are plans to add other amenities in the near future, including moving trucks, trailers, towing devices, propane tank exchange, and U-Haul’s signature Take A Box, Leave a Box program.

San Antonio RV and Boat Storage
San Antonio RV and Boat Storage has opened Phase 2 of its premier storage facility in San Antonio, Texas. Phase 2 adds 133 new spaces for RVs, boats, and self-storage. There are both covered and uncovered units as well as drive-up units. It offers 24/7 surveillance, gated access, LED lighting, motion detection cameras, wide drive aisles, and an on-site RV dump station.

Boardwalk Development Group
Boardwalk Development Group has closed on a new development deal at 165 Quality Drive in Summerville, S.C. The company plans to build state-of-the-art facility with climate-controlled units and advanced security features, convenient access hours, and on-site management. Construction is to begin in November 2024; it’s slated to open in December 2025.

Madison Capital Group
Madison Capital Group has completed its new BlueGate Parking - PCB, a 131,220-square-foot RV and boat storage facility in Panama City Beach, Fla. The facility offers canopied parking, featuring 242 storage spaces. This state-of-the-art facility reflects Madison Capital Group subsidiary BlueGate Boat and RV Storage’s continued investment in Florida’s rapidly expanding coastal region, following the recent acquisition of Watson Landings Marina.

SecureSpace Self Storage
SecureSpace Self Storage has opened a new site in Long Beach, Calif. SecureSpace Signal Hill is a Class-A facility with 139,772 square feet of climate-controlled space and 20 covered RV parking spaces.

Devon Self Storage
Inland Private Capital Corporation (IPC) and Devon Self Storage (Devon), a member of The Inland Real Estate Group of Companies, Inc., have completed construction on an 85,300-square-foot facility in Lubbock, Texas. This is the third IPC-Devon project delivered in a five-property fund entirely comprised of self-storage assets in diverse markets throughout the nation. The state-of-the-art, four-story property offers 844 climate-controlled units. It also features a management office, exterior staging area allowing controlled access to elevators on each floor, drive-up unit capability, and a 24-hour security system.

Talonvest Capital

Talonvest Capital recently closed on a $22.9 million construction loan on behalf of their client, Deca Companies. The loan will be used for the development of a five-story facility in Dale City, Calif., with approximately 63,000 net rentable square feet of climate-controlled storage space. 

The construction loan has a 36-month term with two one-year extension options, full-term interest-only payments, and prepayment flexibility. The Talonvest team representing Deca on this assignment included Kim Bishop, Jim Davies, Mason Brusseau, Tom Sherlock, and Lauren Maehler.

Noble Storage
Atlanta-based Noble Storage has opened a climate-controlled facility in Bonita Springs, Fla. It offers 665 units. Branded Space Shop Self Storage, the location also provides 24/7 access, drive-up units, month-to-month leases, packing and moving supplies available, delivery acceptance, dollies and handcarts available, and online and automatic payment options.

Flagstaff Ranch Self Storage
Flagstaff Ranch Self Storage, a facility on 13 acres in Flagstaff, Ariz., that was originally built in 2015, has expanded its offerings. The expansion comprised 270 drive-up units in two popular sizes: 5-by-10 and 10-by-10. These new units have increased the total unit count to 1,158. The property is now 45 percent occupied.

Just A Closet
Just A Closet opened its doors at 261 Knights Crossing in Cibolo, Texas. The facility offers a range of unit sizes, with prices from $70-$395 monthly. Just A Closet has nine locations across Texas, with the Cibolo location being the only one in the San Antonio area

Guardian Storage
ARCO/Murray partnered with Guardian Storage to deliver a 118,450-square-foot facility in Fort Collins, Colo. Guardian Storage serves as the owner and operator of this new, three-story facility with 726 climate-controlled units and a half basement. To accommodate the site being constructed on an elevated lot, ARCO/Murray constructed a unique 10-foot retaining wall to allow for two ground-level entrances. Additionally, ARCO/Muray developed a new public road, Snead Road, to further improve customer entry points and support the functionality of the overall site.

Buchanan Street Partners
Buchanan Street Partners has purchased a 2.1-acre property in Upland, Calif., for $6.3 million, in an off-market deal with a private owner. This is the company’s fifth self-storage investment within the Californian market. The new ownership plans to develop a four-story self-storage property with 1,180 climate-controlled units. Construction on the 123,000-square-foot Class-A facility is expected to be completed in January 2026.

Extra Space/DXD Capital
DXD Capital has opened a new, 62,125-net-rentable-square-foot facility on Long Island, N.Y. Situated at 403 Oakwood Road, near the tracks of Long Island Rail Road and Interstate 495 in Huntington Station, the 664-unit, climate-controlled asset will be managed by Extra Space Storage.

Extra Space/dSA Capital

dSA Capital LLC and Extra Space Storage have announced the grand opening of a new self-storage facility in Brookfield, Conn. The state-of-the-art, four-story building spans 110,000 square feet, making it the largest single-building self-storage facility in the greater Danbury area. The climate-controlled facility features 810 storage units, including 57 drive-up units. Extra Space Storage will manage the site.

SmartStop Self Storage
Strategic Storage Trust VI, Inc., a publicly registered non-traded REIT sponsored by an affiliate of SmartStop Self Storage REIT, Inc., in partnership with SmartCentres, announced the opening of a new state-of-the-art, Class-A facility in the Stoney Creek neighborhood of Hamilton, Ont., Canada. Located at 550 Centennial Parkway North, with good visibility from the Queen Elizabeth Way highway, the four-story, climate-controlled facility encompasses approximately 100,000 net rentable square feet and approximately 970 units. The first and fourth floors are currently open for business; construction on the remaining floors is expected to be complete during the fourth quarter of 2024.

StorQuest
ARCO/Murray partnered with Clear Sky Capital to deliver a 177,818-square-foot facility in Vista, Calif. StorQuest is the operator of this new three-story facility with 1,358 climate-controlled units. Equipped with solar panels and an EV charging station, the facility also offers 51 drive-up units and 45 exterior parking stalls.

U-Haul

U-Haul opened Pennsylvania’s newest self-storage center in Hershey after acquiring the property in early 2022. U-Haul Moving & Storage of Hershey at 1000 Old W. Chocolate Ave. opened on Oct. 28. Located off Highway 422. It is the Company’s first owned-and-operated store in Hershey. The property was previously home to a small business that served as a U-Haul dealer location. The 1.79-acre lot is now home to a state-of-the-art, four-story facility with 1,000 climate-controlled storage units featuring high-tech security features at affordable price points. Drive-in load/unload bays allow for storage customers to enjoy optimal convenience and protection from the weather.

West Coast Self-Storage
West Coast Self-Storage has opened a brand-new facility in Santa Rosa, Calif. West Coast Self-Storage Santa Rosa – Piner is located at 970 Piner Road and offers 613 units encompassing 46,910 rentable square feet. The property is equipped with advanced security measures, including 24-hour surveillance cameras, gated access, and personalized entry codes. The facility was developed by West Coast Self-Storage and is owned by NWB Santa Rosa LLC. The architectural design was handled by Jackson Main Associates and the construction was completed by RDS Construction.

Boxville Storage
BVS Graniteville SC, LLC, local owners of Boxville Storage, opened a self-storage facility at 7060 Midnight Pass in Graniteville, S.C. The facility, managed by Absolute Storage Management, features 718 units totaling 75,440 rentable square feet.

StorageMart
StorageMart has onboarded a newly constructed self-storage facility in Lowell, Ark., under the operation of StorageMart Third Party Management. The facility will increase the portfolio by 691 units and 91,400 net rentable square feet. Designed to meet the modern self-storage needs of its community, it will feature standard drive-up and climate-controlled units, vehicle storage, gated access, and more. StorageMart’s Third Party Management program offers a range of services to help property owners maximize the potential of their self-storage facilities, including revenue management, operational support, and marketing strategies tailored to the local market.

U-Haul
U-Haul has opened its first facility in Olive Branch, Miss. U-Haul Moving & Storage of Olive Branch is a three-story, 105,196-square-foot building on 13 acres. In addition to a U-Box warehouse capable of storing 571 portable moving containers, it offers more than 840 climate-controlled units, high-tech security features, moving truck and trailer rentals, professional hitch installation and towing accessories, boxes and moving supplies, propane tank exchange and refill station, and drive-in loading bays. This is the company’s 14th owned and operated store in Mississippi. 

DXD Capital

DXD Capital has broken ground on a self-storage facility at 8888 E. Desert Cove Avenue in Scottsdale, Ariz. Totaling 66,750 rentable square feet, the four-story property will offer 706 units and two basement levels. The project team includes TLW Construction as general contractor and Southwest Capital Bank as construction lender. DXD Capital acquired the site in July 2024. Extra Space Storage will manage the facility, which is slated to open in the fourth quarter of 2025.

CubeSmart

SurePoint Self Storage has delivered a 744-unit facility in Conroe, Texas. Operated by CubeSmart, the facility is located within Johnson Development’s Grand Central Park master-planned community and offers approximately 94,000 square feet of climate-controlled space. The facility is SurePoint’s 14th self-storage development in the greater Houston area.

DXD Capital 
DXD Capital recently broke ground on a Class-A, multistory, climate-controlled facility in San Antonio, Texas. Upon completion, the 80,490-net-rentable-square-foot facility will be known as Alamo Ranch Self Storage and offer 870 units on two levels of ground floor units. The facility is expected to open in Q3 of 2025; it will be managed by Extra Space Storage. To date, DXD has invested in 19 storage developments and one seven-facility portfolio acquisition across the United States.

West Coast Self-Storage
West Coast Self-Storage has opened a brand-new, 38,504-rentable-square-foot facility in Palm Desert, Calf. West Coast Self-Storage Palm Desert, located at 73761 Spyder Circle in Palm Desert, features 529 units, all of which are ground level for easy accessibility. In addition to climate-control and drive-up options, the facility offers moving boxes and packing supplies and truck and trailer rentals. The property was developed by WCSS Group LLC and is owned by NWB Palm Desert LLC. Magellan Architecture, headquartered in Redmond, Wash., was responsible for the facility’s design, while Tilton Pacific Construction of Rocklin, Calif., handled the construction. West Coast Self-Storage will manage the day-to-day operations of the facility.

ARCO/Murray & Guardian Storage
ARCO/Murray recently partnered with owner-operator Guardian Storage to deliver a three-story, 114,450-square-foot facility in Star City, W.V. The state-of-the-art, climate-controlled property offers 752 units, including 57 drive-up units, and features two covered loading bays and a two-story office with a conference room and retail area.

Safeguard Self Storage
Safeguard Self Storage has opened a new self-storage facility in Lutz, Fla. Located at 16200 North Nebraska Avenue, this modern, three-story facility offers 932 units within 74,000 rentable square feet and provides numerous conveniences, including extended access hours, high-tech security features, an access control system, and climate-control options. It marks Safeguard’s 21st location in Florida and the eighth in the Tampa metropolitan (Sun Coast) area.

SmartStop
DXD Capital has held the groundbreaking of a new, Class-A, climate-controlled storage facility in Nantucket, Mass. Facility plans include 667 units totaling 96,238 square feet and features one-of-a-kind design elements, including climate-controlled covered parking spaces for vehicle storage and an on-site condo meant to offer coveted amenities to the residents of the island while also complying with the island’s strict historic design codes. SmartStop will manage the facility; it is expected to open in Q3 of 2025.

StorageMart
REA Development and StorageMart have opened a new facility in Silverthorne, Colo. Conveniently located at the intersection of I-70 and Highway 9, the site provides secure, high-tech storage solutions with the Janus Noke Smart Entry System. Designed by Galloway & Company and constructed by Waner Construction, the three-story building offers 832 units, as well as nine additional XL units for RVs and boats.

SecureSpace Self Storage
SecureSpace Self Storage recently announced the grand opening of its newest self-storage site. SecureSpace San Jose Winfield, a newly built Class-A facility in San Jose, Calif., offers 67,570 square feet of climate-controlled space, as well as free WiFi, packing supplies, an open-concept workspace, and advanced security features. SecureSpace San Jose Winfield is the sixth SecureSpace location in the San Jose Metro, and twelfth in the greater Bay Area, with two more under construction.

True Storage
A former Walmart in South Bend, Ind., is being converted into a storage facility. True Storage, a New Hampshire-based company that develops self-storage facilities, purchased the property this summer for about $5 million. Upon completion, the 157,000-square-foot building will offer more than 1,000 units. It is expected to open later this month and will be managed by CubeSmart.

Diamond Point Development
On Sept. 30, Diamond Point Development, LLC (DPD) will break ground on a new, 105,405-square-foot, three-story facility in Mahopac, N.Y. The site was the former home of Mahopac Farms, so DPD worked with the Carmel Planning Board and the Carmel Building and Planning Staff to design a self-storage facility that has the characteristics of a historic barn. This state-of-the-art, climate-controlled property is expected to open in the fourth quarter of 2025. It will offer approximately 82,000 rentable square feet and 800 units. An additional 80,000-rentable-square-foot phase two planned and approved; it will commence upon stabilization of the first phase. The sale of the parcel was brokered by Hans Hardisty of SVN Hardisty Commercial Real Estate.

DXD Capital
DXD Capital has broken ground on a Class-A self-storage facility in Kihei, a city in Maui, Hawaii. Upon completion, the 45,813-net-rentable-square-foot facility will offer 355 drive-up, non-climate-controlled units. The property is slated to open in second-quarter 2025. RYCON will serve as general contractor, and American Savings Bank will be the construction lender. Extra Space Storage will manage the facility.

StoreLocal
StoreLocal opened its newest location in Lake Ozark, Missouri, at 102 Barretts Lane. The units are climate controlled and the facility features 24-hour camera security, exterior LED lighting, carts and dollies, and RV, car, and boat storage.

JLL Capital Markets

JLL Capital Markets has arranged an $18.2 million construction loan for the development of Raymer Self Storage, a fully entitled, 65,220-rentable-square-foot self-storage facility in Van Nuys, Calif. JLL worked on behalf of the borrower, LaTerra Development, to secure the two-year construction loan through Calmwater Capital, LLC. Due for completion in 2025, Raymer Self Storage will replace an existing warehouse and industrial building on a 1.19-acre site in Van Nuys. The 1,017-unit, state-of-the-art facility will include 24-hour surveillance, controlled access, climate-controlled features, and rooftop solar panels. Public Storage will operate and manage the facility.

LaTerra Development
LaTerra Development will be converting a 161,250-square-foot building on seven acres in Irving, Texas, into storage. The former Fry’s Electronics, adjacent to the H-E-B grocery store, will be the first self-storage facility in the area to offer RV and boat storage, which will be housed in a separate 34,000-square-foot building that they will be constructing for indoor and outdoor storage space. LaTerra currently has approximately 1 million square feet of self-storage in development.

BestBox Storage
BestBox Storage has opened another location in New Caney, Texas. The facility at 17644 Highway 59 features 24/7 video surveillance, coded gate entry, and protection plans. A fourth Lake Houston-area BestBox Storage location is slated to open soon at 12910 Garrett Road in Houston.

U-Haul
U-Haul has purchased a 7.78-acre lot in Grand Chute, Wis., with plans to build a state-of-the-art retail, moving, and self-storage center. Plans call for U-Haul Moving & Storage at Northland Ave. to be completed by summer 2026. The primary three-story facility will house more than 1,000 climate-controlled units with high-tech security features at affordable price points; a sprawling retail showroom with boxes, moving supplies, towing accessories, bike racks and more; a bay to accommodate professional hitch installations; a drive-thru loading bays for storage customers; and U-Haul Truck Share 24/7 services. A separate 10,000-square-foot warehouse will store U-Box portable moving containers. Propane refills will be available on site as well.

Inland/Devon Self Storage
Inland Private Capital Corporation (IPC) and Devon Self Storage have completed construction on an 86,700-square-foot state-of-the-art self-storage facility in Glassboro, N.J. This is the eighth project the companies have jointly delivered in a 10-property fund entirely comprised of self-storage assets in diverse markets throughout the nation. Located at 124 Delsea Drive South, the property offers two stories with elevators for easy access to 870 climate-controlled units. The facility also features a wide, centrally located vehicle drive-thru with high-speed roll-up doors for out-of-the-weather unloading, multiple unloading locations, and epoxy finished flooring. It also provides customers with top-tier security and video surveillance. This property marks IPC-Devon’s second development in the New Jersey market. IPC and Devon are already working on a third self-storage asset comprised of 731 storage units under development in Pennsauken, N.J., with an estimated completion in Q1 2025.

U-Haul

After acquiring a 2.67-acre lot in Lebanon, Pa., in 2022, U-Haul has opened a new self-storage facility. The 60,880-square-foot building includes 830 climate-controlled units; a 10,683-square-foot warehouse holds up to 190 U-Box portable containers. U-Haul Storage of Lebanon also offers drive-in loading bays, loading carts, electronic entry, propane, trailer hitches, and a U-Haul Re-Use Center where people can take and leave furnishings in good condition.

Extra Space

Private equity firm DXD Capital recently opened a new, 603-unit facility in Egg Harbor Township, N.J. Located at 6679 Black Horse Pike, the multistory building spans 76,700 net rentable square feet and offers both drive-up and climate-controlled units. Storage Construction served as the general contractor, with Century Bank as the construction lender following DXD’s acquisition of the site in November 2022. Extra Space Storage is managing the facility.

Bolingbrook CubeSmart 
Hernandez Development has opened a new, Class-A facility in Bolingbrook, Ill. With three stories and 100,182 square feet, the Bolingbrook CubeSmart Self-Storage offers 816 climate-controlled units.

Bristol Pike Storage LLC

Bristol Pike Storage LLC is developing a four-story self-storage facility spanning 121,392 square feet on a 3.57-acre site at the end of Pacific Avenue, along Route 13 by Green Lane and next to the Pennsylvania Turnpike/I-95 in Bristol Township, Penn.  The building could host up to 900 units and would offer access with a right in and right out driveway along Route 13. Additionally, a gated emergency access driveway will connect to Pacific Avenue.

Less than a mile away, another facility is taking shape . This 36,000-square-foot facility will feature access points on Airport Road and two on Silvi Avenue. A representative for the project highlighted last year that the previously fully paved site was being removed and that would lead to a significant addition of green space.

 

Spartan Investment Group

Spartan Investment Group has just expanded its footprint in Athens, GA, with a new state-of-the-art self-storage facility at 775 Athena Drive, just 10 minutes from UGA. This Class A facility offers 101,225 square feet of rentable space, with 1,075 units including climate-controlled and drive-up options. This marks Spartan’s 19th project in Georgia, aligning with Athens' rapid growth and increasing storage demands.

Argus Self Storage Advisors
Nathan Gottlieb, Alex Ihrke, Matt Haugen and Tom Flannigan of Argus Self Storage Advisors are pleased to announce the sale of Lucky 7 Storage located in Cambridge, Minnesota. The facility consists of 19,326 rentable square feet and 97 units of self storage, along with a 500 square foot office. Lucky 7 also provides over 30 spaces for outdoor parking and storage. Gottlieb and his team represented the Seller and worked directly with the Buyer to complete the transaction. The Buyer is a local group looking to expand their storage portfolio in MN.

Hernandez Development
Hernandez Development has opened a new, Class-A facility on 2.71 acres in Carol Stream, Ill. The 72,860-net-rentable-square-foot property includes a three-story, climate-controlled building and a one-story building with drive-up units. In total, the site offers 638 units. CubeSmart will operate the facility.

SecureSpace
SecureSpace Self Storage newest facility, SecureSpace Kapolei, which is located in a suburb of Honolulu on the Hawaiian island of Oahu, has opened for business. The Class-A facility offers 105,050 square feet of climate-controlled space. It is the only new facility in the pipeline within a three-mile radius. SecureSpace Kapolei delivers the company’s standard amenity-rich leasing office with free WiFi, an open concept workspace, packing supplies, and friendly staff. It’s equipped with SecureSpace’s proprietary high-security platform, including AI-enabled cameras and sensors that provide a state-of-the-art security and monitoring platform.

StorTropolis Self-Storage
StorTropolis Self-Storage has opened a 113,010-square-foot facility in Olathe, Kan. The 867-unit property is temperature controlled and contains drive-up units large enough to accommodate the storage of vehicles, boats, and RVs. StorTropolis Self-Storage also offers smart units powered by StorageDefender.

Nova Storage
Nova Storage recently expanded its facility in Palmdale, Calif. The expansion added 30,000 rentable square feet to the existing facility, consisting of more than 350 drive-up, indoor, and climate-controlled units. Storage Palmdale now offers 964 units and 106,855 rentable square feet.

Storage King USA
Andover Properties has opened a new facility in Palm Coast, Fla. Operating under the company’s Storage King USA brand, the 105,330-square-foot property offers 564 climate-controlled units, 92 non-climate-controlled units, and 38 outdoor parking spaces. The facility also features a 5,400-square-foot covered drive-thru canopy.

Marcus & Millichap

Marcus & Millichap announced the sale of 9905 Acme Dairy Road, a self-storage development site in Boynton Beach, Fla. Its $6-million price tag included zoning and permits for a 130,000-square-foot building, space for RV parking, and parcel and MUPD site work. Shadowbrook Development plans to break ground within three months; the project consists of 42 uncovered parking spaces and 575 units across 77,475 net rentable square feet. Jeff Herrmann and Sean Delaney, investment specialists in Marcus & Millichap's Self-Storage Division, had the exclusive listing to market the property on behalf of the seller, a Florida limited liability company, and procured the buyer, Shadowbrook Development, LLC.

TBD: Self-Storage & RV

A new self-storage and RV and boat storage facility planned for Greensville County, Virginia. The business is proposed to be located on U.S. 58 East, right before the James River Junction. The Board of Supervisors heard a request to rezone a 7.921-acre portion of the property west of the intersection of Courtland Road and James River Junction from an agricultural designation to a general commercial district. Project Manager Tim Romeo addressed the board to say that they are planning for between 500 and 525 storage units to be built over eight acres.

SecureSpace

SecureSpace Self Storage opened a new self-storage facility, SecureSpace North Plainfield, located in and serving the township of North Plainfield, New Jersey. The newly-built Class A facility is strategically located at 825 US-22 and offers 88,470 square feet of 100% climate-controlled self-storage space with units ranging from 5'x5' to 10'x30'. Sitting directly on US Highway 22, the facility offers excellent visibility and access to those residing in the suburbs of North Plainfield, in a densely populated area of 122,000 people within a three mile radius. The area has limited competition, with a three-mile self-storage supply of 2.7 square feet per capita, well below the national average of 7, and no competing facilities within one mile of the new facility.

Stowaway Storage
Stowaway Self Storage, is celebrating the grand opening of its new fully climate-controlled facility at 1025 Over Mountain Drive in Elizabethton, TN. A ribbon-cutting ceremony will take place on Friday, Aug. 16, at 10am.

Compass Self Storage
Compass Self Storage, a member of the Amsdell family of companies, has opened a brand-new facility in Plant City, Fla. This state-of-the-art location offers over 90,600 net rentable square feet of climate-controlled and drive-up storage, as well as covered parking spaces for RV and boat storage. Other features include 24-hour digital surveillance, retail merchandise, and on-site truck rental.

Morley Self Storage
Morley Self Storage, operated by Jak’s Enterprises is under construction in Morley, Mich. The owner, Jason Miller, who also owns a self-storage facility in Tubbs Lake, has ordered four buildings for the site from a vendor in Wisconsin. Each building will include 57 units in various sizes. Some outdoor parking for RVs and boats will be available as well. The property will be secured by a fence and a gate with PIN-code access. It’s expected to be open for business by November.

Side By Side Storage

Andover Gas N Go and Side by Side Self Storage, a new gas station and self-storage business, is opening this month in Andover, N.Y. The cashless, self-service operation is accessible 24/7. 

The self-storage part of the business consists of six large containers for the storage of ATVs and several dozen smaller units. The owner has plans to add vending machines and a car wash to the property. 

U-Haul
After purchasing property in March, U-Haul plans to open a new self-storage facility and a U-Box warehouse in Moab, Utah, both of which will cater to RV owners and outdoor adventurers, as well as typical storage customers. U-Haul Moving & Storage of Moab will offer 700 climate-controlled units and is expected to open in March 2025. U-Box & Storage of Moab, which will serve as a portable storage and RV parking facility, is scheduled to open in January 2025. In addition to repurposing the existing warehouse space, plans call for a second building to accommodate 750 portable moving and storage containers.

U-Haul
U-Haul recently purchased 2.7 acres to build a new facility in Hammond, Ind. Plans call for a three-story building with 676 climate-controlled units. The new U-Box Moving & Storage of Hammond facility is slated for completion in summer of 2026.

CubeSmart
Eastern Union arranged a $13.3 million construction loan for a 931-unit facility that will be built in Worcester, Mass. The four-story facility will consist of 93,186 net rentable square feet. Marc Tropp of Eastern Union arranged the loan, which was structured with a 36-month term, 65 percent loan-to-value ratio, and an interest rate that is equivalent to 300 basis points over SOFR over the construction and lease-up period. CubeSmart will operate the facility.

Extra Space Storage
DXD Capital has opened a new, climate-controlled facility in Bristol, R.I., with 750 units totaling 61,600 net rentable square feet. Extra Space Storage will manage the property, which was acquired in November 2022 through DXD’s first fund, DXD Self Storage Fund I. Jayeff served as general contractor, and Centreville Bank was the construction lender. 

U-Haul

U-Haul has repurposed an abandoned retail lot for a new store located at 3394 Elm Road NE in Warren, Ohio. The site was formerly a Chase bank and Tops Friendly Market grocery store. The 7.8-acre property was purchased on July 30. The facility is currently serving customers out of a temporary retail showroom and is scheduled to complete renovations by summer 2025. Services available immediately include moving truck rentals, trailers, towing devices, boxes and moving supplies, and more.

Storage Kingdom
Storage Kingdom, located at 620 Ginghamsburg Rd. in Tipp City, Ohio, opened on August 1. Owners Bart and Angela Replogle celebrated a ribbon cutting with their children Devon, Dillon, and Aliya. Storage Kingdom offers a wide range of storage sizes, from small to extra-large including options for furniture, seasonal items, collectibles, vehicles, and all the “toys” (boats, campers, UTVs, ATVs, etc.).

U-Haul
The three-story Ward Bakery building in Youngstown, Ohio, was sold to U-Haul this spring. Now the company has begun transforming the dilapidated, 101-year-old structure into self-storage. Once completed, U-Haul Moving & Storage of Youngstown will offer approximately 800 climate-controlled units and high-end security features. The property, which will be operated by the adjacent parent store, a former Isaly’s dairy plant, is slated to open in spring 2025. 

Global Building LLC

Gateway Retail Center LLC, the owner of Gateway Town Center in Jacksonville, Fla., has sold part of the property to Global Jacksonville I LLC, part of part of Global Building LLC, a Carlsbad, Calif.-based company that specializes in self-storage center development and ownership, for $6 million. The 7.23 acres that were listed for sale include vacant and vacating buildings, including a former community education center, a former Menards home improvement, Sears, and Acme grocery store. It also bought a commerce park.

Long Beach Self Storage
Long Beach Self Storage, a newly developed facility in Southport, N.C., is now open and offering professional self-storage management services through Absolute Storage Management. This brand-new facility offers 439 units and a total of 78,625 rentable square feet.

CubeSmart
Marc Tropp, a senior managing director with Eastern Union, has secured approximately $13.3 million in financing toward the ground-up construction of a four-story, 931-unit facility in Worcester, Mass. The facility will be operated by CubeSmart. The financing carries a 65 percent loan-to-cost value. The interest rate over an initial, 36-month construction and lease-up period will equal 300 bps over SOFR. The borrower will make interest-only payments during this period. The original lender, a local bank, had subjected the project to lengthy delays, waiting nine months before finally advising the borrower that it would be unable to deliver on financing. When Eastern Union stepped in, a deal was closed with a local community bank within 60 days. The construction term will be followed by a permanent loan over an initial five-year term at an interest rate of 300 basis points over the FHLB rate. The rate will then reset to 300 bps above the then-FHLB rate in year six for a second, five-year term. The permanent loan will be tied to a 30-year amortization period.

U-Haul
MYCON General Contractors has broken ground on an approximately 800-unit U-Haul facility on 5.9 acres in Denton, Texas. Its three buildings will total 70,000 net rentable square feet. They include a warehouse building for U-Box portable containers, a 2,400-square-foot drive-up storage unit, and a four-story, 98,512-square-foot self-storage building. The project is scheduled to be completed in March 2025.

Storage Units Capital
Storage Units Capital recently secured a $75 million construction loan through Beal Bank and Crow Holdings for the development of five Class-A self-storage properties with a combined total of approximately 4,000 units. Strategically positioned in submarkets of Orlando and Tampa, Fla., the facilities will be built in Fort Myers, Fort Pierce, Vero Beach, Sebring, and Cocoa. They will include climate-controlled units, interior drive-thru unloading zones, covered canopy boat/RV parking, drive-up storage, and some retail/office space. U-Haul
On Aug. 1, U-Haul will celebrate its newest location with a grand opening. U-Haul Moving & Storage of Fox Cities North in Kaukauna, Wis., offers more than 1,000 units, climate-control options, high-tech security features, truck and trailer rentals, moving supplies, hitch installations, propane exchange, and 672 U-Box portable storage containers housed in a 12,000-square-foot warehouse.

Extra Space Storage
Quinlan Development Group LLC has completed a 95,200-square-foot facility on 5.5 acres in Budd Lake, N.J. It was designed by Ware Malcomb; Gerard Construction served as the general contractor. The four-building property offers 761 units, video surveillance, parking, drive-up and gated access, and contactless renting. It is operated by Extra Space Storage.

Storage King
Andover Properties has expanded one of its Storage King properties. The 137-unit expansion occurred at 14774 W. State Highway 29 in Liberty Hill, Texas, and increased the site’s existing space by 20,201 net rentable square feet or 75 percent. It also created options for boat and RV storage, with spaces ranging in size from 12-by-40 to 12-by-25.

Moove In Self Storage
Moove In Self Storage is preparing to open three new and expanded facilities in York County, Pa., over the next year. The 580-unit, climate-controlled conversion project in Dover is expected to open this December; it adds a new two-story, 58,192-square-foot building to the 41,162-square-foot grocery store. The ground-up construction in York will have four over/under two-story buildings totaling 100,100 square feet and 701 units; it’s slated to open in April 2025. The expansion project at the existing Moove In Self Storage location will add a new three-story, 58,075-square-foot building with 375 climate-controlled units and eight drive-up units; it has 132 existing drive-up units.

U-Haul

U-Haul has announced plans to build a three-story facility on a 5.3-acre site in Athens, Ala. U-Haul Moving & Storage in Athens, which will offer 1,100 units, is slated to open March 2026.

Plans also call for the creation of a U-Box warehouse that will hold up to 1,000 portable moving and storage containers. 

Windsor Storage
Windsor Storage, a family-operated facility in Windsor, Colo., is now open for business. The property offers climate-controlled units, indoor RV and boat storage, and outdoor parking spaces. It provides high-tech security options through fencing, gated access, and 63 video surveillance cameras, including infrared and spotlighted night cameras.

Movables
Movables, a portable storage company that provides deluxe container boxes to residents and businesses, celebrated its grand opening today at 120 Federal Road in Welland, Ontario in Canada. The business is owned by Anthony Continelli, who also owns Abbot Self Storage in nearby St. Catharine's, Ontario. 300 portables containers will remain on-site and others will be delivered to renters via specially-equipped truck. U-Haul

U-Haul Moving & Storage of Elizabeth City is constructing two large buildings on 18.6 acres in Elizabeth City, N.C. One will be a retail, moving, and self-storage facility, while the other will serve as a warehouse for U-Box portable storage containers. Plans call for a three-story building of more than 100,000 square feet and 700-plus climate-controlled units. The retail center will offer a retail showroom, truck and trailer sharing, boxes and moving supplies, towing equipment, professional hitch installation, and more. The entire project is expected to be completed early next year.

Go Store It Self Storage
Go Store It Self Storage (GSI), an affiliate of Madison Capital Group Holdings, has opened a new, 107,000-square-foot facility in Opa-locka, Fla. The Class-A, five-story property, which offers 777 climate-controlled units, was designed by Ken Carlson Architects and inspired by Opa-locka’s rich history and Moorish Revival architecture. DC Construction served as the general contractor; FrontRange Capital Partners capitalized the project.

Compass Self Storage

Compass Self Storage, a member of the Amsdell family of companies with over 100 locations nationwide, has opening of their new state-of-the-art storage center located at 1685 Hwy 17 N in Eagle Lake, Florida. This Compass location offers over 95,800 net rentable square feet and represents the company’s 33rd location in the state of Florida. The facility features climate controlled storage, drive up units, Boat and RV covered parking storage, and a free smart lock is included on all storage units. This location also offers 24-hour digital surveillance and onsite truck rental. 

 

Guardian Storage
Guardian Storage, which operates 22 locations across Pennsylvania and 15 properties in Colorado, is expanding into West Virginia with a new property near Morgantown that is set to open by the end of July. A three-story, 88,400-square-foot facility, Guardian Storage Star City offers 728 climate-controlled units. It was designed and built by Desmone Architects and Arco Murray.

Trojan Storage

Trojan Storage has received approval to build a 193,000-square-foot, mixed-use facility in Sylmar, Calif. In addition to self-storage units, the property will offer 25 apartments above offices and contain a lobby, recreation room, and artist studios around a central courtyard.

Designed by San Clemente-based Jordan Architects, the project will wrap the apartments around a four-story storage building and a three-story building containing both storage and apartments. Parking lots and ground-floor garages would serve 78 cars.

Carrier Construction Inc.
Two conjoined four-story, historic brick buildings in Hartford, Conn., will be converted into self-storage, office, and retail space. The property was acquired by Carrier Construction Inc. from Bristol Hospital Inc. last January for $940,000. The upper floors of the buildings will feature 376 climate-controlled units, and there will be approximately 5,000 square feet of space on the first floor for retail and/or commercial offices. Carrier expects the project to cost about $1.8 million; it’s scheduled to be completed by the summer of 2025.

U-Haul
U-Haul Holding Co. has submitted plans to the city of Scottsdale, Ariz., to convert a former scrapyard into a three-story, 190,000-square-foot facility. U-Haul, which purchased the site in 2020 for approximately $5.6 million, hired RKAA Architects Inc. to navigate the municipal application process in hopes of bringing the 1,394-unit project to fruition. Should it be built, U-Haul Moving & Storage at Pinnacle Peak would also offer 3,000 U-Boxes.

CubeSmart
DJSA Architects and Integrated Builders recently teamed up to build a new, 93,000-square-foot CubeSmart Self-Storage facility in Hingham, Mass. Offering 676 units, the climate-controlled, multistory property also has a 30,000-square-foot warehouse under construction. 

Broad Ave Self Storage
Broad Ave Self Storage just held its grand opening in Memphis, Tennessee. Located at 2650 Broad Avenue, this newly developed facility offers 370 units totaling 47,085 rentable square feet. It provides secure, climate-controlled storage options to the communities of Binghamton, Midtown, Grahamwood, and the greater Memphis area. Broad Ave Self Storage is now under the professional management of Absolute Storage Management (Absolute), effective May 21, 2024.

Cedar Creek Capital
Cedar Creek Capital announced a recently acquired self-storage facility in Moore, Oklahoma. Acquired in 2023, this state-of-the-art facility features 60,951 rentable square feet and 460 units, presenting a prime investment opportunity in a high-demand market. The facility offers modern amenities, including climate-controlled units, 24/7 security surveillance, and convenient online booking and payment systems.

DXD Capital
City permits have been issued to an entity linked to Albuquerque-based DXD Capital for a self-storage project at what the company's principal and fund manager calls "the main and main streets" in Scottsdale. The 94,000 square-foot facility will be branded as ExtraSpace.

10 Federal
10 Federal announced the newest addition to its portfolio at located in Kannapolis, North Carolina. The facility features 357 units and offers both climate controlled and non-climate controlled options.

StorageMart
StorageMart has added a newly constructed facility in Silverthorne, Colo., to its portfolio. Developed by REA Development Corporation, the 93,755-net-rentable-square-foot property will operate under StorageMart third-party management. It offers a total of 835 drive-up, heated, and climate-controlled units while providing 24/7 customer support, gated access, and moving supplies for purchase.

Guardian Storage
Guardian Storage has opened its second newly constructed property in Fort Collins, Colo.—its 15th in the state and 38th in its portfolio. The four-story, 89,500-rentable-square-foot, climate-controlled facility offers 759 units, conference room, package acceptance, free move-in truck, covered loading docks, and proactive pest control measures. Guardian partnered with Desmone Architects and Arco Murray to design and build the property.

Extra Space

A newly constructed facility has opened in Los Angeles, Calif. The 80,000-square-foot property is operating under the Extra Space Storage brand. Seven Hills Realty Trust, managed by Tremont Realty Capital, closed on a $23.8 million first mortgage floating rate loan to recapitalize it.

The loan has a three-year initial term with two one-year extension options, subject to the borrower meeting certain requirements. 

Public Storage
Public Storage has opened a new facility in Bellevue, Wash. The four-story, 276,220-square-foot property is four times larger than its previous facility on this site, which was razed in 2021 to accommodate the new build.

Warren RV Storage
Warren RV Storage in Warren, Mich., will be expanding its services thanks to a newly formed partnership with goHomePort. Through goHomePort’s four service bays and a repair shop, Warren RV Storage will now provide on-site maintenance services to its self-storage customers who are storing RVs, commercial trailers, food trucks, and other vehicles. Additionally, RV owners can request valet service from their storage space to a service bay, including battery-system upgrades, camper-van modifications, and the installation of solar panels, hitches, or towing systems.

Marc Tropp, a senior managing director with Eastern Union, arranged $10.1 million in financing for the ground-up construction of a five-story, 690-unit, facility in Davenport, Fla. The climate-controlled property will have a gross square footage of 103,020 square feet and 76,431 square feet of rentable space. It will be operated by CubeSmart. Lender and owner were not disclosed.

Cedar Creek Capital
Cedar Creek Capital, Attorney Ken Pinkard, HGTV star Tareq el-Moussa, and former Congressman Barry Goldwater Jr. are teaming up on a project to build a 186,000-square-foot, 925-unit facility in Surprise, Ariz. The $32 million project will offer 54 RV and boat storage spaces as well. Designed by RKAA Architects Inc., the facility will be operated under the Storelocal Storage brand.

Premier Storage at Friendship Road
Premier Storage at Friendship Road, a new, 75,755-rentable-square-foot facility in Hoschton, Ga., has opened for business. The state-of-the-art site, which offers 441 units, is managed by Absolute Storage Management.

Noble Self Storage
Noble Self Storage has begun construction a two-story, 130,000-square-foot, climate-controlled facility on 17.66 acres in Batavia, Ill. The property, a former Sam’s Club, will also host a 44,729-square-foot, high-end electric car dealership on the property’s frontage. The project is projected to be completed in early 2025. 

Region Self Storage
Region Self Storage has completed phase one of its new, approximately 13-acre site in Hobart, Ind. Phase one features an 11,200-square-foot commercial building and five self-storage buildings with a total of 132 units. When completed, the development will have five 11,200-square-foot commercial buildings and eight self-storage buildings with more than 230 units. 

U-Haul

The newest U-Haul center in Texas is U-Haul Moving & Storage of Lake Livingston. Formerly known as the Lake Livingston Outlet Mall, the repurposed property is located off Highway 59, less than 20 miles from Lake Livingston. Following the renovations, the facility will offer approximately 500 units, truck rentals, trailers, towing devices, boxes and moving supplies, and a warehouse for U-Box portable storage containers as well as RV and boat storage, professional hitch installation, and propane.

Flagstaff Ranch Self Storage
Flagstaff Ranch Self Storage in Flagstaff, Ariz., has expanded its offerings once again. This recent expansion, the fourth for the site, adds 43,810 square feet, bringing the total square footage to 211,209 square feet and making it the largest storage facility in Northern Arizona. The new 74 fully enclosed RV and boat units will be open to the public on July 1. Situated on 13 acres, Flagstaff Ranch boasts a 60-foot drive isle and various unit sizes, including 14-by-40, 14-by-45, and 14-by-50. A fifth expansion of 21,825 square feet of fully enclosed RV and boat storage is already planned for 2025.

DXD Capital
Developer DXD Capital recently constructed a 761-unit facility in Toms River, N.J. The four-story building spans 62,818 net rentable square feet and features multiple elevators and a drive-in loading area. DXD Capital acquired the site in summer 2022. Public Storage will operate the facility.

U-Box By U-Haul
U-Box Moving & Storage of Hammond is scheduled for completion by summer 2026. The 2.7-acre property is one-third of a mile from the existing store in Hammond, Ind., which will be operated remotely. Plans call for a three-story building with 676 climate-controlled units. Customers will also have access to truck and trailer sharing, U-Box portable storage containers, towing equipment and professional hitch installation, propane, boxes and moving supplies, and more.

Lanier Islands Storage Caves
David Blum, managing director of Northmarq’s Newport Beach debt and equity team, and Alvin Cao, investment analyst, have arranged $8 million in construction financing on behalf of the borrower, Storage Caves-Lake Lanier Buford, for Lanier Islands Storage Caves, a proposed storage facility with both industrial condominium units and RV and boat storage on 7.67 acres in Buford, Ga. Plans for the climate-controlled storage condos include electricity as well as the ability for tenants to upgrade and customize their units.

Bakke Development
Through a joint venture with BCDC, Bakke Development has broken ground on a three-story facility in San Antonio, Texas. Security State Bank provided the construction financing; Alamo Architects Inc. and Independent Contractors Inc. will design and erect the building. Upon completion, it will offer 751 climate-controlled units and 86,475 rentable square feet. The development, which is the partnership’s seventh project, is slated to be delivered in the second quarter of 2025.

CubeSmart
A new, two-building CubeSmart Self Storage facility is opening in Aldan, Pa. Blue Devil Realty LLC purchased and redeveloped the property, which included an extensive environmental cleanup. CubeSmart manages the 718-unit, climate-controlled site.

Spartan Investment Group

Spartan Investment Group has closed on the last parcel of land available for self-storage development in Eustis, Florida, with plans to build a 76,200-square-foot ground-up facility. Located at 36536 S Fish Camp Road, construction of the Eustis facility is expected to begin in June 2024. The Class A facility will offer 606 climate-controlled self-storage units, providing premium options tailored to Florida’s unique storage needs. Its prominent location on County Road 44 ensures high visibility and ease of access for customers.

White Oak Real Estate Capital
White Oak Real Estate Capital (WOREC), an affiliate of White Oak Global Advisors, and Thorofare Capital have announced a $21.5 million two-year, floating rate senior loan for the acquisition and conversion of property into a Class-A, 30,540-square-foot facility with 300 climate-controlled units. The loan was used to fund the acquisition of the eight-story property in the Tribeca neighborhood of Manhattan and includes future funding towards the construction and lease-up of the facility. CSP Properties LLC is the new owner of the property; it will be operated by Public Storage.

Stuf Storage
Stuf Storage has opened a 180-unit facility in Brooklyn, N.Y. The 15,000-gross-square-foot property is owned by local developer RXR. Stuf Storage now operates about 30 facilities across seven states.

Go Store It Self Storage
Go Store It Self Storage, an affiliate of Madison Capital Group, has opened a new, 48,000-square-foot facility in Pico Rivera, Calif. The state-of-the-art facility offers 600 units, climate-controlled options, and high-tech security features.

U-Haul
U-Haul has acquired a former Kmart that was converted into a self-storage facility by Karam Self Storage. Following the conversion, it didn’t open for business. Now known as U-Haul Moving & Storage of Germantown, it’s the ninth U-Haul owned and operated store within the Memphis city limits and will offer 937 units after the company adds 200 units in the coming months.

DXD Capital
DXD Capital has broken ground on a 48,720-square-foot facility in Kihei, Hawaii. Plans call for the facility to have 357 drive-up units totaling 45,863 net rentable square feet.  It’s expected to open in the first quarter of 2025.

Gantry

Independent commercial mortgage banking firm Gantry has secured $15.55 million between two loans for the acquisition of existing self storage facilities located in Virginia and New Jersey, now owned and operated by Moove In Self Storage. The first asset offers 501-units located at 18004 Center Dr in Ruther Glen, VA, with the second featuring 454-units located at 350 Swedesboro Ave in Mickleton, NJ. The loans were secured on behalf of the Sponsor, a regional owner-operator of over 80 storage facilities. The two loans, arranged by 
Gantry’s Andy Bratt, Amit Tyagi, and Sean Kuang, were provided by a bank and a debt fund, with terms including interest only, prepayment flexibility, and favorable rates. 

Midgard Self Storage
Midgard Self Storage has opened its newest facility in Sapphire, N.C. It offers climate-controlled units, 24-hour access, and state-of-the-art site check-in, as well as U-Haul rentals and packing and moving supplies.

Ironside Storage

Ironside Storage’s new, state-of-the-art facility in Redmond, Ore., opens on May 17. Designed by Designhaus Architects and developed by BECON Civil Engineering & Land Surveying, the 79,198-rentable-square-foot facility offers 549 storage units and U-Haul truck rentals as a U-Haul Neighborhood Dealer. Its advanced security measures include 24-hour surveillance cameras, gated access, and personalized entry codes. The facility will be managed by West Coast Self-Storage Group.

InSite Property Group
Insite Property Group opened of its newest facility, SecureSpace Los Angeles Avalon. The newly-built Class A facility is located on the heavily trafficked Avalon Boulevard. It offers 89,127 square feet of climate-controlled storage, with unit sizes ranging from 5’x5’ to 10’x25’. The facility features an a leasing office with free WiFi, a loading area, an open concept workspace, and packing supplies, and it is equipped with SecureSpace’s proprietary security platform including AI-enabled cameras and sensors.

U-Haul
After purchasing a former Kmart building in Kenton, Ohio, in February, U-Haul has announced its plans to convert the 11-acre property into a 95,000-square-foot self-storage facility. Once completed, U-Haul Moving & Storage of Kenton will offer 720 climate-controlled units, trucks, trailers, U-Box mobile storage containers, retail supplies, and more.

True Storage
True Storage has a new ground-up development in Wilbraham, Mass. Managed by Extra Space Storage, the two-story facility offers 671 climate-controlled units that total 65,403 net rentable square feet of space. Its features include flexible hours, 24-hour video surveillance, security access to the unit, a covered loading bay, and high-end finishes.

Coro Realty Advisors
Coro Realty Advisors plans to develop four new self-storage facilities in Georgia: Auburn Avenue Storage, a three-story, climate-controlled, 57,000-net-rentable-square-foot facility in Columbus; Lake Lanier Storage, a two-story, climate-controlled 75,000-net-rentable-square-foot facility in Flowery Branch with 49,000 square feet of vehicle storage; Ridgewalk Storage, a two-story, 83,000-square-foot facility in Woodstock; and Georgetown Storage, a four-story, 120,000-net-rentable-square-foot facility in Dunwoody.

The Lock Up Self Storage
The Lock Up Self Storage has broken ground on its new 75,000-net-rentable-square-foot facility in Babcock Ranch, Fla. The two-story, climate-controlled facility will offer 775 units and a drive-thru feature, enabling customers to unload their vehicles out of the elements. The Lock Up Self Storage will utilize green initiatives throughout the construction to meet Florida Green Building Coalition (FGBC) criteria. It is scheduled to open in the summer of 2025.

Hialeah Storage Associates

With an $18 million construction loan from Old National Bank, Hialeah Storage Associates, an affiliate of H&M Development and Blue Vista Capital Management, will build a 113,000-square-foot facility with 1,025 climate-controlled units on two acres in Hialeah, Fla.  The developer purchased the land for $5.58 million in 2023.

Storage King USA
Storage King USA, the self-storage arm of Andover Properties, has completed a 232-unit expansion of its facility in Argyle, Texas. The project added 38,500 net rentable square feet of storage and 5,750 square feet of flex space. The facility, which also offers enclosed and covered units for RVs and boats, now has a total of 865 units.

Terrydale Capital

The financier announced on April 30 that it has arranged a loan of $3,695,000 for the refinance of a self-storage development project in Kings Mountain, North Carolina. The buyer has requested to remain anonymous. Terrydale Capital was able to secure a 13% interest rate, full term interest only for 2 years.

SecureSpace

SecureSpace Self Storage announced on April 30 the grand opening of a new self-storage facility, SecureSpace Santa Fe Springs, located on Norwalk Boulevard and serving the city of Santa Fe Springs, CA. The newly-built Class A facility is strategically located at 11212 Norwalk Boulevard and offers 96,471 square feet of 100% climate-controlled self-storage space, with units ranging from 5'x5' to 20'x25'. 

U-Haul
U-Haul Company has purchased more than 30 acres in Missouri and has plans to develop its first facility at the Lake of the Ozarks. The multistory property will offer 800 climate-controlled units, 180 drive-up storage units, 170 covered parking spaces for RV storage, moving truck and trailer rentals, moving storage containers, and more. It’s expected to be completed by the spring of 2026.

Show Low Mini Storage
Show Low Mini Storage in Show Low, Ariz., will be adding 50 units to its facility by this May. State-of-the-art security enhancements will be made to the property as well, including a new automated gate system, an upgraded camera system, and new lighting.

U-Haul
 U-Haul broke ground last week on a new Sioux Falls center that will house 1,400 rentable self-storage units when completed in early 2025. The eight-acre property will host a pair of three-story buildings, each encompassing 700 climate-controlled self-storage units with 24-hour customer access. Units will have high-end security features at affordable prices.

Compass Self Storage
Compass Self Storage, a member of the Amsdell family of companies, has opened a brand-new, state-of-the-art wine storage cellar at its existing Jupiter, Fla., facility—a previous recipient of Messenger’s Facility of the Year award. The high-end wine cellar was designed and built for wine enthusiasts and collectors, with specific humidity levels and a specialty room conditioning system that is supported by a backup generator. It offers a variety of wine storage vault sizes, all of which include free, electronic keyless entry access. The wine cellar has custom cabinets designed for maximum capacity, with separate and secure access for each customer. Compass also offers wine racks to help maximize the storage space.

Go Store It Self Storage
Go Store It Self Storage, a subsidiary of Madison Capital Group, has converted a former grocery store in Savannah, Ga., into a state-of-the-art self-storage facility. The 93,677-square-foot property offers 801 climate-controlled units and secure access.

U-Haul
After purchasing 12.9 acres in Junction City, Kan., U-Haul has announced its plans for a new retail, moving, and self-storage center. U-Haul Moving & Storage of Junction City, which will be the company’s first owned and operated facility in Junction City, is expected to be completed by spring 2026. Development plans include two three-story building with a total of 900 climate-controlled units, covered RV spaces, and a warehouse for U-Box portable storage containers.

Storex Self Storage
The former Cottage Linen Factory in Watford, U.K., has been converted into a new, fully automated storage facility. Storex Self Storage, which is scheduled to open on April 13, offers a keyless storage through an app and QR codes. Each unit is individually alarmed and tenant access throughout the site is restricted to the floor on which their unit is located. Additional Storex facilities are planned for Cricklewood in London, Brentwood, and Sunbury.

Nona Cove Self Storage
After breaking ground in 2022, Futura, in partnership with Linkvest Capital, has completed the development of Nona Cove Self Storage, a four-story, 90,000-rentable-square-foot facility on 2.2 acres in Orlando, Fla. The property, which operates under Extra Space Storage management, is part of FUTURA at Nona Cove, a master-planned community spanning 17 acres. It offers climate-controlled storage and features an 8,000-square-foot retail component, covered loading bay, electrical access in units, electronic gate access, video surveillance, and RV and boat parking.

East Penn Self Storage
East Penn Self Storage has opened its newest location, a 25,290-rentable-square-foot facility in Allentown, Pa. It offers 296 climate-controlled units and is equipped with cameras, access control features, loading docks, and carts.

Stor-It Self Storage
Stor-It Self Storage is opening its sixth facility this month. The new property, located in Port Orange, Fla., is more than 100,000 square feet and offers more than 600 units. It also has storage space for RVs, boats, and vehicles.

U-Haul
U-Haul is in the process of building a three-story structure in Elk Grove, Calif., with 122,000 square feet and 1,300 units. U-Haul Moving & Storage of Elk Grove will offer climate-control options and a warehouse for storing U-Box containers. The company plans to employ at least 20 people when it is fully operational in a few weeks.

Diamond Point Development
Diamond Point Development recently opened a CubeSmart facility in Danbury, Conn. It is comprised of 105,000 gross square feet.

Class A Boat & RV Storage
Class A Boat & RV Storage, a new facility with fully enclosed units and pull-through covered steel canopy units has opened in New Braunfels, Texas. The facility also offers dump stations, restrooms, 110-amp power outlets, and an air station as well as 24/7 video surveillance, lighting, a fenced-in perimeter, and an electronic gate.

BCDC / Bakke
BCDC and Bakke Development Corp. have started on the development of a 773-unit facility on 2.6 acres in Weslaco, Texas. The three-story, 86,975-net-rentable-square-foot facility is the companies’ sixth collaboration. It will include cutting-edge security features, such as 24-hour CCTV monitoring, keypad access, and individually secured storage areas. Independent Contractors, Inc. is serving as the general contractor, while Halff Associates will oversee civil engineering. Alamo Architects, Inc. led the architectural design and IBC Bank provided the construction loan. The project is expected to be completed in early 2025.

SecureSpace
SecureSpace has opened a new facility in San Bernardino, Calif. SecureSpace Self Storage San Bernardino is a state-of-the-art facility offering climate-controlled units in a range of sizes and advanced security features, including 24/7 video surveillance, individually alarmed units, and access control.

CubeSmart
Diamond Point Development, LLC, in partnership with Castle Hill Investors, LLC, has opened a 90,000-square-foot CubeSmart Self Storage facility in Poughkeepsie, N.Y. It offers 67,000 rentable square feet of storage and 640 climate-controlled units. CubeSmart will serve as the property management company for the Class-A facility.

SecureSpace
SecureSpace Self Storage has opened a new facility in the Greenwood area of Seattle, Wash. SecureSpace Self Storage Seattle Greenwood offers temperature and humidity control, as well as advanced security features that include 24/7 surveillance, individual unit alarms, and access control.

TBD
A Stafford Township zoning board meeting earlier this month determined what kind of commercial building would be best for an undeveloped site in West Creek, N.J. The options included a 46,975-square-foot self-storage facility, a car wash, and a tavern. Though some residents were opposed to having a third self-storage facility in the area, others were on board as it would generate less traffic than a car wash or tavern. After the developer presented an altered plan for the property to the board, one that had reduced the original footprint by 3,000 square feet and made alterations to the landscaping, driveways, and signage, the application for the two-story facility with 700 to 750 units and two loading bays was approved.

Manok Investments Property
A 75,000-square-foot self-storage project in Laredo, Texas, which broke ground in August 2023, is scheduled to be completed by July 28, 2024. Owned by Manok Investments, the facility has an estimated cost of $1.5 million. It is being designed by NOMA Design Studio.

U-Haul
Construction has begun on a three-story, 125,000-square-foot U-Haul facility on 13.3 acres in Manheim, Pa. U-Haul Moving & Storage Lancaster will offer 1,295 climate-controlled units as well as rentals of U-Haul moving trucks and trailers. The project, which is slated to open in March 2025, will also include a separate warehouse for portable moving containers.

Go Store It
The joint venture of Madison Capital Group and BCDC has begun construction on its second self-storage facility in Charlottesville, Va. Go Store It Self Storage Charlottesville, a 704-unit facility, is being developed by BenCo Construction (the general contractor), JMN Architecture, and Shimp Engineering. The five-story, 92,000-square-foot facility is expected to open in early 2025. It will feature interior loading areas, 24/7 security, and climate-controlled units.

SecureSpace Self Storage
A new, 87,365-square-foot facility developed by InSite has opened in San Bernardino, Calif. Operating under the SecureSpace Self Storage brand, the three-building, Class-A facility is situated on a 4.3-acre lot and offers climate-controlled units, AI-enabled security cameras and sensors, an open concept workspace, Wi-Fi, packing supplies, gated access, and carts and dollies.

One Stop Self Storage
One Stop Self Storage has opened a new facility in Milwaukee, Wis. This is the company’s largest location; it’s easily accessed via major thoroughfares and offers a wide range of unit sizes to accommodate various needs.

SecureSpace Self Storage
SecureSpace Self Storage has opened a new self-storage facility in San Bernardino, Calif. It’s also equipped with SecureSpace’s proprietary high-security platform that includes AI-enabled cameras and sensors.

U-Haul
After purchasing 1.76 acres in Lawrenceville, Ga., U-Haul has announced plans for a new, multistory facility with more than 700 units. U-Haul Storage at Buford Drive is scheduled for completion by the end of 2025. This will be the first U-Haul-owned and -operated facility in Lawrenceville. In addition, U-Haul will open a new, 700-unit facility on 4.46 acres in Urbandale, Iowa.

Lok'n Store

Lok’n Store has received formal planning permission for a new 84,000-square-foot facility in London that would be the company’s largest property to date. Lok’n’Store has more than 40 facilities in the U.K. It recently opened sites in Basildon and Kettering and is planning to launch new sites in Staines and Bromborough later this year. Lok’nStore Chair Andrew Jacobs said, “We continue to deliver on our strategy of opening more new stores in the under supplied self-storage market. We have made significant progress on our new store pipeline with the Basildon store opening in December 2023, the Kettering managed store in February 2024, and two more stores due to open in 2024 in Staines and Bromborough. These new stores are anticipated to add further momentum to sales, earnings and net asset growth.”

Devon Self Storage
Devon Self Storage has announced the grand opening of its brand-new state-of-the-art storage facility in York, Pennsylvania. The facility offers a variety of unit sizes and amenities such as climate control options, online payment options, and friendly onsite staff.

Honolulu Self Storage
Baranof Holdings announced the opening of Honolulu Self Storage at 868 Queen Street in Honolulu, Hawaii. The property is managed by Extra Space. The facility features 1,61 units, climate controlled units, and security with electronic gate access.

U-Haul
A new U-Haul facility will be coming to Rapid City, S.D. The company has acquired 7.5 acres of land upon which U-Haul Moving & Storage of Catron Blvd. will be built. Property plans include a three-story building with more than 80,000 square feet and at least 900 indoor ADA-accessible units with high-tech security features as well as a separate warehouse for storing its U-Box containers. The project is expected to be completed in early 2025.

SureStore
SureStore, part of the Wilmslow-based Flexiss Group, has opened a new, 55,000-squre-foot facility on a 1.4-acre site in Southport, U.K. SureStore Southport, which the company calls a fourth-generation facility, boasts 500 storage units and offers last-mile logistic units, a van hire partnership with Hertz, and vehicle parking spaces. It’s also equipped with the Noke Smart Entry system, solar panels, and EV chargers. The development was made possible with investment partners Seneca.

Bakke Development
In a joint venture with BCDC, Bakke Development has broken ground on an 85,825-rentable-square-foot facility in McAllen, Texas. This three-story development, which marks the fourth project for the partnership, will offer 762 climate-controlled units. It is scheduled to open in the first quarter of 2025.

Complete Self Storage
Complete Storage has opened its newest state-of-the-art, temperature-controlled facility in Salem, Ill. Property features include advanced security controls and 24/7 access.

Go Store It
Go Store It, an affiliate of Madison Capital Group, has opened a 120,033-square-foot, Class-A facility on 2.3 acres in Jacksonville, Fla. The newly built, three-story facility offers 775 climate-controlled units. Amenities include covered loading, drive-up units, 24-hour video surveillance, electronic building access, security fencing and lighting, moving and packing supplies, as well as dolly and flatbed carts. The project was subject to an $8.5 million construction loan in 2022 that was provided by Susser Bank.

Extra Space Storage

In Toms River, N.J., the township’s planning board approved a plan by Extra Space Storage, Inc. to expand its facility just east of the turn-off onto Fischer Boulevard. The approval permits the Extra Space to construct a new, three-story, 39,050-square-foot building to be used in conjunction with the existing Extra Space Storage facility; the approved plans also include parking, stormwater, landscaping, and related site improvements.

DXD Capital
DXD Capital has completed a 71,335-rentable-square-foot facility on 2.4 acres in Lithia Springs, Ga. DXD Capital purchased the land in June 2022 and construction began in March 2023. The Class-A, three-story property is being managed by Public Storage. It offers 703 climate-controlled units.

U-Haul
U-Haul has acquired two construction sites for developments that are scheduled for completion in 2026. Plans for the Ingram Park facility on 11 acres in San Antonio include a three-story building that will offer 750 climate-controlled units. Development plans for the 10-acre Payson, Ariz., site include an 80,000-square-foot, three-story building that will offer 600 units with climate-controlled options and a separate warehouse for portable storage containers. Amenities at the U-Haul facilities will include towing equipment, boxes and moving supplies, RV and vehicle storage, hitch installation, portable storage containers, video surveillance, and online payment.

Go Store It
Go Store It, an affiliate of Madison Capital Group, has opened a 70,000-square-foot facility on three acres in Monterey Park, Calif. The newly constructed, three-story building offers 802 climate-controlled units as well as a variety of amenities. The project, which broke ground in November 2022, was subject to a $14 million construction loan that was originated by Farmers and Merchants Bank of Long Beach.

U-Haul
U-Haul Moving & Storage of Apache Junction has opened for business in Apache Junction, Ariz. The three-story facility offers 900 units, climate-control options, high-tech security features, 144 covered RV spaces with electric hookups, and a warehouse to store more than 650 U-Box containers.

SecureSpace Self Storage
SecureSpace Self Storage has opened a newly built facility in Philadelphia, Pa. SecureSpace Philadelphia Grays Ferry is Class-A property offering 104,992 square feet of climate-controlled space, free WiFi, an open concept workspace, packing supplies, and a state-of-the-art security system.

Recreational Storage Group
A 2.3-acre property in Stratford, N.J., that had been previously identified as in need of redevelopment by the city is now under contract. The building, which formerly housed an auto repair business, along with its underdeveloped lot, may be redeveloped into a three-story, 107,100-square-foot self-storage facility with 16 parking spaces and two loading bays. Recreational Storage Group, the property redeveloper, is seeking redevelopment approval. The site is a few blocks from a newly built 49-unit townhouse development.

SNL Storage
SNL Storage has purchased a 32,400-square-foot industrial property on 1.9 acres in Copiague, N.Y., for $5.2 million. SNL Copiague LLC, an affiliate of SNL Storage, plans to demolish part of the existing structure and construct a three-story, 38,890-square-foot self-storage facility on the site. Chris Lynch of FMC Realty Associates represented the buyer, while Marvin Hartman of Pliskin Realty & Development represented the seller, Samson Realty LLC, in the sales transaction.

U-Haul
U-Haul Moving & Storage of Palmetto, a three-story, 75,561-square-foot facility with 1,200 units and an 8,705-square-foot U-Box warehouse, has opened in Florida. U-Haul began construction of the Palmetto facility in 2022. Customers have access to truck and trailer rentals, boxes and moving supplies, towing equipment, professional hitch installations, U-Box containers, and propane in the near future. 

Amazing Spaces Storage Centers
Amazing Spaces Storage Centers has opened its seventh property. The ten-story facility, which is situated on an 0.67-acre site and serves the Greenway, Upper Kirby, and River Oaks communities of Houston, is the tallest ground-up storage building in Texas. Its amenities include a complimentary conference room, individual workstations, free Wi-Fi, package acceptance services, reception area, individually ventilated climate-controlled units, and an entire floor dedicated to premium wine storage.

Acorn 54 LLC
Acorn 54 LLC has new plans for a new, four-story mixed-use development in Wesley Chapel, Fla. The approximately 100,000-square-foot project will include retail establishments and self-storage.

StorageMart
StorageMart has opened a new 41,070-square-foot facility in Woodbridge, Ont., with 368 climate-controlled units. StorageMart plans to introduce 469 more units by spring next year, increasing its rentable square footage to 89,635.

Storage Units Capital
Storage Units Capital has opened a four-story, Class-A facility on three acres in the Orlando suburb of Ocoee, Fla. The 79,605-rentable-square-foot property offers 766 climate-controlled units as well as two retail spaces on the bottom floor and 30,000 square feet of corporate office space for Storage Units Capital and its affiliate Rapid Construction Solutions on the fourth floor.

Manhattan Mini Storage

Manhattan Mini Storage, a New York City portfolio owned by StorageMart, is expanding into Brooklyn and Queens—a decision the company says underscores its commitment to urban living, customer convenience, and affordability. Completion of the redevelopment of its first facility outside of Manhattan is scheduled for this month. Chief Development Officer Weyen Burnam says, “We will implement new gated access technology that includes an app experience to provide customers more control over their account, allowing them to assign temporary user codes to a family member or guest, see their unit access history, and more.”

Knickpoint Ventures
Knickpoint Ventures is developing 36th Street Storage, a 98,488-rentable-square-foot, climate-controlled facility in Miami with 1,160 units, 24/7 surveillance, keypad entry, and gated loading and parking areas. Knickpoint acquired the one-acre site for $4.6 million in 2022. The Aztec Group arranged $18.3 million in construction financing for the project. 

Go Store It
Go Store It, an affiliate of Madison Capital Group, has converted a 70,147-rentable-square-foot office building on four acres in Pensacola, Fla., into a self-storage facility. The two-building, two-story property has 530 climate-controlled units. Amenities include video surveillance, keypad access, moving and packing supplies, security lighting and fencing, as well as dolly and flatbed carts for on-site use.

EZ Werks Storage

EZ Werks Storage, a fully automated self-storage facility, is now open in Cypress, Texas. The business features 24-hour video recording, smart gates, smart units, and individual unit alarms, as well as flexible rental options, online billing, and 24/7 access.

ClearHome Self Storage

ClearHome Self Storage has opened a new, Class-A facility on six acres in east Longmont, Colo. The property offers more than 81,000 rentable square feet through more than 700 units, a mix of climate controlled and drive-up units, and 46 uncovered boat and RV parking spaces. Construction of the facility began in fall 2022.

True Storage
True Storage has converted an old Food Lion store into a climate-controlled self-storage facility with more than 80,000 net rentable square feet of space divided into 969 units. Day-to-day operations will be managed by CubeSmart, while True Storage retains ownership of the property. The site also includes a Dollar Tree and a Goodwill.

Diamond Point Development LLC
Diamond Point Development LLC plans to develop a 99,600-square-foot facility in Auburn, Maine, to accommodate the area’s seasonal and work-from-home residents. Situated on 5.33 acres, the 75,000-rentable-square-foot property will have two stories and a basement level and offer 750 climate-controlled units. The project, which is expected to open in March of 2025, broke ground Dec. 11. Diamond is partnering on the project with the Ardent Cos.; together they have built other Class-A self-storage facilities along the East Coast. TPD Construction is the general contractor for the development, and construction costs are likely to exceed $5 million.

Storelocal Storage
Storelocal Storage recently celebrated the groundbreaking of its newest Storelocal Storage facility in Surprise, Ariz. The 178,000-retable square foot facility will offer climate-controlled units, state-of-the-art RV bays, and drive-up units. “The groundbreaking presents opportunities not only for the Surprize, Ariz., community, but for potential investors, who can now join this venture during the development phase,” said A.J. Osborne, CEO of Cedar Creek Capital. The facility is expected to be completed in the spring of 2025.

SecureSpace Self Storage
SecureSpace Self Storage has opened a new self-storage facility in Seattle, Wash. SecureSpace West Seattle is a Class-A facility with 97,922 square feet of climate-controlled space and a state-of-the-art security and monitoring platform. Its office offers free WiFi, an open concept
workspace, and packing supplies.

Shurgard
Shurgard, the largest developer, owner, and operator of self-storage facilities in Europe, has opened a new, approximately 70,000-square-foot facility in Chiswick (Inner West London). It offers around 1,140 units throughout several floors and is outfitted with Shurgard’s e-Rental solution to enable online rentals and contactless transactions. Direct project cost (excluding absorption cost) is estimated to amount to GBP 21.2 million (nearly $27 million USD). Shurgard currently has five other properties under development in London.

StorageMart

StorageMart has opened a new, 82,159-rentable-square-foot facility in Indianapolis, Ind. It offers 785 climate-controlled units, 24/7 video surveillance, PIN entry access, moving and packing supplies, and motion sensor lighting, as well as online and phone reservation options. Alex Burnam, senior vice president of acquisitions, says, “We are truly thrilled to extend our presence in Indiana. With its generous storage options and advanced security features, this facility will be a valuable resource for both residents and businesses in the Indianapolis area.”

Diamond Point Development, LLC

Diamond Point Development, LLC (DPD), in partnership with Castle Hill Investors, LLC, has opened an Extra Space Storage branded facility in Springfield, Mass. The Class-A, 100,000-square-foot property has 700 units totaling 72,000 rentable square feet. It offers both climate-controlled and drive-up units. 

VanWest Partners

VanWest Partners has opened its latest development project in Longmont, Colo. It is operated by the firm’s wholly owned self-storage management company ClearHome Self Storage. Situated on six-plus acres, the Class-A facility consists of more than 700 units and over 81,000 rentable square feet as well as 46 uncovered boat and RV parking spaces.  Construction began in the fall of 2022.

Go Store It

Go Store It, an affiliate of Madison Capital Group, has broken ground on a Class A, 109,000-square-foot facility on 9.4 acres in Nashville, Tenn., with more than 1,000 units. The four-story, climate-controlled property, which is scheduled to open in the fall of 2024, will mark Go Store It’s ninth property in the state.

VanWest Partners 

VanWest Partners has broken ground on a five-story, 93,000-square-foot facility in Denver. The property will be branded and managed by ClearHome Self Storage. It is slated to open in the first quarter of 2025. The development team includes Galloway Architecture and Waner Construction. Yardi Matrix data shows that the developer funded the project with a $13.7 million construction loan, originated by Wintrust Bank, with a maturity date set for 2028.

Blackstone

A joint venture (JV) between Blackstone and Hong Kong-based StoreFriendly has acquired an industrial building in Hong Kong’s New Territories for approximately HK $560 million ($72 million USD). The JV plans to convert the Tsuen Wan property into a self-storage facility. The transaction marks the partnership’s fifth en bloc purchase in Hong Kong since StoreFriendly and Blackstone established the joint venture in 2021; the partners have acquired more than HK $2.5 billion ($320 million USD) worth of Hong Kong industrial properties to date. The Hale Weal industrial building has approximately 140,000 square feet across 17 stories. CBRE represented both parties in the transaction.

Public Storage
A Florida developer has received approval from Mount Laurel Planning Board for a three-story, 151,008-square-foot self-storage facility. Storage of Mt. Laurel LLC of Boca Raton, Fla., will be built on a 3.88-acre site beside a U-Haul Moving Storage facility. It will include 1,083 units and serve a large apartment complex that’s being built nearby. U-Haul
U-Haul is developing a 168,400-square-foot self-storage facility on an eight-acre site in Princeton, Texas. It will include a four-story, 130,000-square-foot storage building and 30,000-square-foot warehouse, as well as 8,400 square feet of single-story, drive-up storage buildings. The project is scheduled to open in June 2024.

McNab Self Storage
Currently under construction, McNab Self Storage in Pompano Beach, Fla., will feature storage bays, storefronts, and restaurant space. It will include 8,000 square feet of commercial space divided into seven bays and 47 parking spots, with the first floor reserved for commercial tenants and the upper four floors dedicated to self-storage. Diversified Companies, the firm constructing the building for the owner, McNab Grove, Inc., estimates it will be finished and ready to occupy by the first quarter of next year.

Compass Self Storage

Compass Self Storage, a member of the Amsdell family of companies, proudly announces the opening of their brand new state-of-the-art, Class A self storage center located at 848 Seven Hills Connector in Acworth, Georgia.  This location has over 70,000 net rentable square feet and represents the company’s 18th location in the state of Georgia.

The newest Compass Self Storage location offers smart lock units on every unit. BDC Holdings, Inc.
The Turgeon/Spain families sold a site in Wethersfield, Conn., for $565,000. The buyer, BDC Holdings Inc., plans to build an 84,920-square-foot self-storage facility on the approximately 12-acre site.

LSC Development LLC 

LSC Development LLC has converted two three-story office buildings on a 5.6-acre lot in Glenview, Ill., into a self-storage facility with 176 spaces for vehicle parking. LSC added a one-story structure to connect the two buildings. The 81,113-net-rentable-square-foot, climate-controlled buildings have 74 storage units and two covered loading bay areas.

Dunamis Development
Dunamis Development, an Indiana-based real estate investment and development company, has announced the opening of five new self-storage locations: a three-story, 80,975-net-rentable-square-foot, climate-controlled facility in Bonita Springs, Fla.; a 101,119-net-rentable-square-foot facility in Cape Coral, Fla.; a 94,193-net-rentable-square-foot facility in Ellenwood, Ga.; a three-story, 82,100-net-rentable-square-foot, climate-controlled facility in Ormond Beach, Fla.; and a three-story, 86,600-net-rentable-square-foot, climate controlled facility in Port Orange, Fla. Dunamis’ other projects include developments in Illinois, Indiana, Michigan, and Ohio.

NitNeil Partners
NitNeil Partners, in a joint venture with Seamless Capital, a leading real estate investment firm based in Austin, Texas, will be replacing a first-generation building within an Opportunity Zone in East Austin into a new 112,000-square-foot facility on the 1.5-acre site. Construction is expected to be completed in December 2024.

StorageMart
StorageMart has opened a state-of-the-art facility in Toms River, N.J., with a total of 956 drive-up and interior units and more than 82,800 net square feet of climate-controlled space. Its amenities include a covered loading bay, a large elevator, and high-tech security features.

Blue Rock Storage Newtown
A Ribbon-cutting ceremony will be held in Newtown, Conn., this week for Blue Rock Storage Newtown, a climate-controlled facility that offers a variety of packing and moving supplies from Supplyside. Blue Rock Storage Newtown is owned by Alan Benaim.

Inland Private Capital Corporation
Inland Private Capital Corporation (IPC) and Devon Self Storage Holdings has converted a former newspaper processing plant in Springfiled, Mo., into an approximately 81,500-square-foot, Class-A self-storage facility. The 731-unit facility is the ninth self-storage redevelopment delivery on behalf of an affiliate of IPC. About 75 of the units are climate controlled; there’s also an interior drive-through lane and management office.

U-Haul

U-Haul has acquired four acres of industrial land in Vernon, B.C., Canada, for the development of a state-of-the-art, multistory facility more than 100,000 square feet in size. The project, which will offer more than 700 units with climate-controlled features, is expected to be completed by the fall of 2025.

SecureSpace

SecureSpace Self Storage has opened a new self-storage facility in Manhattan, N.Y. SecureSpace Manhattan has 88,630 square feet of climate-controlled space. 

Compass Self Storage

Compass Self Storage, a member of the Amsdell family of companies, has opened a brand-new, self-storage facility in Wildwood, Fla. The state-of-the-art, Class-A property has over 82,000 net rentable square feet of storage. It offers drive-up climate-controlled units and features two covered loading bay areas as well as smart locks on each unit. This is the company’s 26th location in Florida. 

Safeguard Self Storage

Safeguard Self Storage has completed a significant parking expansion project at its 515-unit, climate-controlled facility in Seffner, Fla. The expansion added 53 new parking spaces, 38 of which are covered spaces that feature electrical hookups; the Seffner Safeguard Phase II now features a total of 26,400 net rentable square feet dedicated to parking.

Hunt Midwest

Hunt Midwest is building its sixth and largest StorTropolis facility in Olathe, a southwest suburb of Kansas City, Kansas. The development, located next to Walmart and Aldi, will total 112,987 rentable square feet and offer 867 climate-controlled units. It is slated to be completed in September 2024. Storage Asset Management (SAM) will operate the facility. 

Inland Private Capital Corporation & Devon Self Storage Holdings

Inland Private Capital Corporation and Devon Self Storage Holdings recently celebrated the completion of an 807-unit self-storage property located in Warren, Michigan. The newly converted 87,000-square-foot facility previously functioned as a 94,000-square-foot vacant manufacturing center.

Nearly 75 percent of the units provide climate-controlled conditions, with an interior drive-through lane and management office. The remaining land and parking area outside the facility will be converted to exterior non-climate controlled space expected to open in 2023.

This marks the eighth self-storage development completed on behalf of IPC at a location only 13 miles north of Detroit. 

SecureSpace

SecureSpace today announced the opening of a newly built SecureSpace Self Storage facility located at 1014 Chesley Ave, serving the city of Richmond in the San Francisco Bay Area. Strategically located north of downtown between both Interstate 80 and the Richmond Parkway, SecureSpace Richmond is a newly built class A facility that offers 120,079 square feet of 100% climate-controlled self-storage space with drive-up and interior units ranging from 5’x5’ to 10’x40’, along with 280 RV parking spaces. 

Safeguard Self Storage

On Oct. 25, Safeguard Self Storage opened its newest facility in the Ludlow section of Yonkers, N.Y. The eight-story, 120,000-rentable-square-foot facility offers 1,586 climate-controlled units and a 3,600-square-foot office on the first floor. It also features three loading bays with an indoor, 4,000-square-foot loading area and a selection of drive-up units, which is not a common unit type within its market. Safeguard Self Storage Yonkers-Ludlow is located near the Riverdale neighborhood of The Bronx and the College of Mount Saint Vincent and serves one of the most densely populated communities in the United States, accommodating more than 300,000 people within three miles.

Cornell Capital Holdings

Allegany Crossing Self Storage, a new facility owned by Cornell Capital Holdings, opened quietly this week in Allegany, NY. Taking over a former K-Mart, the 21-acre site includes the 100,000-square-foot building, which was renovated inside and out, with about 60,000 square feet for indoor climate-controlled storage and the remainder for retail, commercial or light manufacturing. The site also includes outside storage space. Life Storage will run and manage the self-storage facility.

Basis Industrial

Basis Industrial has opened a 111,000-square-foot self storage facility in Plymouth, Mass. The property will be managed by Public Storage. The company purchased the land in November 2021 for $3.5 million in an off-market transaction with a private seller, and broke ground on the project in March 2022. According to Yardi Matrix data, the development was financed with a $10.7 million construction loan secured in September 2022 from TD Bank. Constructed in two phases, project was completed in 16 months. The three-story building was developed on 2.1 acres at 5 Resnik Road, near the Plymouth Municipal Airport and 40 miles from Boston. The facility features 806 climate-controlled units. The Public Storage brand offers units ranging from 25 to 250 square feet, with on-site amenities that include video surveillance, electronic gate access, moving supplies and keypad access.

Extra Space

Charlotte County Commissioners have approved expansion of an existing Extra Space facility in Port Charlotte. The three-story storage facility built in 2018 at 4536 Tamiami Trail next to Pioneers Pizza will expand to accommodate customer demand, said architect David M. Davenport, who represented the owner of the facility. The current total square footage of the facility is 105,000 square feet, and demand has been great with occupancy at 95% to 99%, Davenport said. There would be no change to the stormwater configuration, Planning and Zoning official Shaun Cullinan said. 

U-Haul

Phoenix-based U-Haul Holding Co. (NYSE: UHAL) is planning to build a large self-storage facility with truck and trailer rentals and a store as part of its expansion efforts. The project will be developed across 10 acres at the northwest corner of Lower Buckeye Road and 59th Avenue, just east of the Loop 202 in west Phoenix, an area that has seen substantial housing growth in recent years. The U-Haul Moving and Storage Store facility will comprise 1,111 storage units in a three-story building and one-story building including some auxiliary mini-storage units totaling about 134,126 square feet.

SmartStop
SmartStop Self Storage REIT, Inc. has opened an approximately 78,000-square-foot, Class-A facility in San Gabriel, Calif. The former industrial property was recently converted into a three-storage building with approximately 790 units, drive-up access, climate control, and video surveillance.

EDC

EDC, a full-service construction firm based in Midlothian, Va., has announced the completion of a seven-story Extra Space project in Hyattsville, Md. The 126,954-square-foot facility has 1,441 units and three underground stories. The project was constructed through a partnership between Johnson Development, SAA Architects, and EDC.

StorSafe
A StorSafe facility in Michigan City, Ind., will be expanding by 10,665 square feet with the addition of 82 climate-controlled units. The project also includes a new on-site water management system to collect and clean stormwater, together with a loading dock for semi-trucks and moving vans. The facility will include 384 climate-controlled units after the expansion is finished. 

SecureSpace

SecureSpace Self Storage has opened a new, four-story facility in Los Angeles, Calif. SecureSpace Downtown Los Angeles is a 99,009-square-foot, climate-controlled facility that features a state-of-the-art security system and a modern lobby equipped with free WiFi, an open-concept workspace, and moving and packing supplies.

Go Store It
Go Store It has opened a new facility in the Whitehall Technology Park of Steele Creek, N.C., a suburb of Charlotte. Liberty Construction served as general contractor in the renovation of the existing vacant space; the two-story property offers 73,655 square feet of space and more than 600 units.

SecureSpace Self Storage
SecureSpace Self Storage has opened a new self-storage facility in the Glenwood community in Philadelphia, Pa. SecureSpace Philadelphia Glenwood is a newly built Class-A facility with 120,260 square feet of climate-controlled self-storage space. It offers free WiFi, an open-concept workspace, packing and moving supplies, and AI-enabled cameras and sensors that provide a state-of-the-art security and monitoring platform. Philadelphia Glenwood, which is managed by the company’s National Security Team, is SecureSpace’s first operating store in Philadelphia proper and complements its two nearby developments and three operating stores in the greater Philadelphia MSA.

Go Store It
Go Store It has opened its newest facility in Baton Rouge, La. The two-story, 86,680-square-foot facility offers more than 550 storage units, climate-controlled features, 24-hour video surveillance, and electronic gate access.

BestBox Storage
BestBox Storage will soon open four locations in northeast Houston: two in New Caney, one in Porter, and one in Houston. BestBox Storage has nine facilities across the U.S. and plan to open a fifth Texas location in Downtown Houston in 2024.

CrownPoint Group / Lamar
A joint venture between CrownPoint Group Inc. (CPG) and Lamar Cos. has acquired a 1-acre parcel in Newark, N.J. The partnership plans to develop a six-story, 1,200-unit, 135,000-square-foot, climate-controlled facility. The city council has approved the construction plans. After completion, it will operate under the Extra Space Storage name. Since its founding in 2013, CPG has invested in and developed more than 2.5 million square feet of storage space valued at more than $500 million.

SurePoint Development
Construction of SurePoint Development’s latest development is slated to begin in the spring of 2024. The three-story facility, located near the corner of Highway 46 and FM 1863 in New Braunfels, Texas, will consist of 94,000 rentable square feet of climate-controlled space. CubeSmart will manage the Class-A facility. Clint Wynn, Robert Loeb, Jeff Bailey, and Brian Cisarik, the San Antonio-based developers of SurePoint Development, currently operate five locations in the San Antonio area; their third Houston location will open in Conroe next summer.   

West Coast Self-Storage

West Coast Self-Storage has opened its newest location, West Coast Self-Storage Del Sur, a 1,116-unit, 99,400-rentable-square-foot, climate-controlled facility in San Diego, Calif. Designed by Jackson | Main Architecture and built by RDS Contracting Inc, West Coast Self-Storage Del Sur features a covered loading bay, freight elevator, office/retail store. Security measures include 24-hour recorded video monitoring, pin-code-controlled access, and LED lighting. 

The property, owned and developed by Northwest Building, LLC, is managed by West Coast Self-Storage Group. 

2GR Equity & Connell Realty Services
2GR Equity and Connell Realty Services Inc. have completed the construction of Lone Star Self Storage, a three-story, 76,000-square-foot facility in Waxahachie, Texas. Merriman Anderson Architects provided architectural and interior design services for the 570-unit property.

Safeguard Self Storage
Guardian Storage has opened its second newly constructed property in Pennsylvania’s Lehigh Valley, located in Lower Macungie. The three-story site, which was constructed by Arco Murray and designed by Desmone Architects, offers 86,650 rentable square feet of climate-controlled space and a mix of approximately 730 drive-up and interior units.

Noah’s Ark Storage recently opened a new facility in Bronston, Ky. The property utilizes a state-of-the art security system, including 24/7 surveillance and secure access codes. It also features drive-up access, concrete floors, LED lighting, electricity access on timers, and blacktopped drive.

Red Oak Capital Holdings LLC
Red Oak Capital Holdings LLC provided United Storage 360 LLC with a $5.5 million bridge loan for the purchase and conversion of a vacant Kmart in Englewood, Ohio. The 85,000-square-foot property will be converted into a 60,000-square-foot, 546-unit, Extra Space Storage-branded facility. Renovations are expected to be completed by the end of the year.

McCann Mini Storage
After a recent expansion, McCann Mini Storage in Carpinteria, Calif., now has over 600 units. McCann Mini Storage is managed by West Coast Self-Storage.

U-Haul
A ground-breaking ceremony was held on Sept. 14 for the construction of a new U-Haul facility in Lebanon, Pa. The 60,880-square-foot, 830-unit site will be operated by U-Haul Moving & Storage, an existing facility across the street from the new location. It is slated to open in September of 2024. 

Mountain Top Storage
Mountain Top Storage is expected to open in the spring of 2024. The 63,445-rentable-square-foot, climate-controlled facility in Tehachapi, Calif., will have state-of-the-art security features.
