Bluebird Opens Flagship Montreal Self Storage Facility

Bluebird Self Storage and StoreWest Bluebird Partners have announced the recent grand opening on February 6, 2025 of Bluebird Self Storage – Boulevard Metropolitan E located at 5715 Boulevard Metropolitan. Saint Leonard, Quebec. 

This Class-A self storage asset represents a complementary addition to Bluebird Self Storage’s growing portfolio and exemplifies StoreWest’s commitment to delivering high-quality real estate projects. This flagship location is situated on the North side of Montreal’s dense urban core, and features 400 feet of frontage on TransCanada Hwy 40 and the adjacent Boulevard Metropolitan.

This modern, sleek, state-of-the-art facility was designed by renowned Montreal architect Stendel & Reich, and built by General Contractor, Construx.co, under the supervision of Project Managers from Element PM Inc.

Some of the more progressive amenities include:

• A low carbon emitting heat pump, mechanical system, providing both heating and cooling to the entire facility.
• A green roof which contains a natural grass growing on it which provides additional insulation and removes carbon dioxide from the air thereby reducing the carbon footprint. Then, as part of the process of photosynthesis, the grass on the roof helps in oxygen production.

• Three indoor unloading areas for comfortable and convenient loading and unloading of items by tenants.
• Climate controlled units
• Drive-up units
• Elevators

In addition to being in close proximity to many national retailers such as Walmart and Canadian Tire, the facility will serve one of Montreal’s most densely populated areas, with almost 500,000 residents within a 5 km radius. This latest Bluebird Storage will provide over 80,000 net rentable square feet and 788 storage units to an underserved market that currently has no Class ‘A’ storage facilities within the submarket.

Boulevard Metropolitan provides yet another example of our commitment to both the Montreal market and to building high-barrier-to-entry, Class ‘A’ storage facilities in major Canadian MSA’s.
