Utah Senate Bill 265 Modifying self-storage legislation Signed
Senate Bill 265 (SB 265), which modifies Utah's self-storage legislation, has been signed by Governor Spencer Cox and will become effective May 1, 2024. The Self Storage Association has broken down what the bill means for self-storage operators in the Beehive State.
- Self-storage operators may charge a late fee of $20 or 20%, whichever is greater, providing the amount and conditions of imposing the fee are clearly stated in the rental agreement.
- Self-storage rental agreements may be delivered and signed electronically. The bill also identifies how to modify the terms of these contracts when necessary. Notice must be sent via email or First-Class Mail to the tenant’s last-known address at least 30 days before the changes take effect.
- The bill also establishes a process for disposing of property left in a unit when a tenant’s rental is terminated for a reason other than non-payment. View
